Good residents are important to us! Therefore landlord reference, criminal, employment, credit and income checks are performed on all applicants. There is an application fee of $30 per adult, which covers the cost of our background checks. No previous evictions or felony convictions are allowed, and monthly income in the household must equal at least 3 times the monthly rent (students can have a qualified person cosign or guarantee their portion of the rent). You must also supply us with a copy of your Driver’s License (or equivalent). Please discuss any concerns you have with your rental history with us before you turn in an application, because your rental and criminal background will be checked.
We process applications for a rental one at a time – first app in is first in line. If we are working on an app, we will accept back-up applications (in case the current app is not approved). If you turn in a back-up app, and the current app is accepted, we will return your app fees. If you wish to apply for one of our units, please fill out the application information for all tenants completely and legibly. Everyone living in the unit must be on the application. Apps (along with the app fees and Driver’s License copies) must be turned in by hand or mail. It usually takes 1 to 3 days to process your application. If you are approved, you will be required to pay a minimum of one-half the security deposit with in 48 hours. This will hold your unit until the agreed upon move in time. Deposits to hold a unit are non-refundable.
