Our Showing Process

We typically will try to arrange for new tenants in a given unit well before the current lease is up. We call this “Pre-Leasing”. You will see that most of our leases end in the May 1 to September 1 time period. We will usually begin asking our current tenants in February and March if they know their plans regarding renewing their lease for the coming year. If they tell us they plan to move, or don’t know their plans yet, we will begin arrangements to start showing these units. This will normally begin in March or April, and continue until all units are leased for the coming year. We normally begin showing units with the earliest lease-end dates first, or units that have significant Waiting List activity.

If you are interested in one or more of our units, you should consider joining the Waiting List for that unit(s). We will then contact you when plans are made to show these units. Please note that if a unit’s tenants were not sure about re-signing their lease, and we find someone who is interested in leasing their unit, we will give the current tenant the right to renew their lease first. If they don’t, the unit will be leased to the new party.

In order to minimize wasting our tenant’s time, our time, and your time, we ask the following of you before you ask for a showing:

• Please check to make sure the unit will be available at a time when you can start a lease. All start dates for “Pre-Leasing” must begin with 7 days of the current tenants’ end date.
• Please check to make sure you like the location of a unit. If you aren’t familiar with where a home is located, we suggest you do a drive-by. If you can’t do that, please try to ask someone familiar with your desires to do it for you.
• And please look over our Application Requirements to be sure you qualify. If you’re not sure about something, please don’t hesitate to ask us!

Sometimes units become available at other times of the year for a variety of reasons. When that happens, that unit will be advertised with immediate or very near-term availability.
